Coral Creek Airport is located in Placida, FL just two miles North of Boca Grande. This unique opportunity to own and tailor the operations of a private airport is made even more compelling given the Airport's proximity to Boca Grande.  This asset class has such high barriers to entry, it is most unlikely to be duplicated in South West Florida again in our lifetimes, and is sure to enjoy long term value appreciation.

 The Airport is being offered in whole or in partnership with certain members of the existing ownership.  Formerly known as the Rotonda International Airport, the 194 acre airport’s name was changed in 2003 to Coral Creek Airport.  Significant improvements have been made including rezoning the property, resurfacing the runway, installing lighting enhancements, obtaining FAA registered GPS approach, and constructing a state of the art hangar building where airport operations and the Flight Based Operator, FBO, are based.

These improvements, along with others have allowed members to fly in and out of their destination homes privately, discretely, and conveniently.  After spending four years in design review, the owners recently obtained final approvals for a master plan of the Airport which incorporates a runway expansion from 4200’ x 50’ to 6000’ x 100’, additional hangars, an expanded fueling station, additional tie down areas and a new FBO with member parking.  The expansion plan will enable operations

under a wider range of weather conditions, and allow planes that require larger runways to operate out of the Airport.

Property Information

 

Formerly known as the Rotonda International Airport, Coral Creek Airport (FA54) is located at 11901 Gasparilla Road in Placida, Charlotte County, FL. The Airport is privately owned and use of this facility is restricted to members only. 

The runway orientation is 5 / 23 (Latitude 26°51.27N and Longitude: 82°15.07W). The 4200 X 50 feet asphalt runway and markings are in excellent condition with a single-wheel weight bearing capacity of 30.0 and double wheel of 100.0.  The field elevation is 4 feet and the exclusive Common Traffic Advisory Frequency (CTAF) / Unicom Frequency is 130.650. The sectional used to identify the airport is the Miami chart (ARTCC: MIAMI CENTER). Although there is no control tower, there is a manager on the property for all flight operations with on field weather reports and equipped with a GPS approach.

A state-of-the-art hangar is available for all the needs of owners, members and their guests. The hangar facility is 125' x 120' x 31' with a 28' x 120' main sliding door, and able to accommodate a Global Express and a large cabin helicopter or numerous smaller aircrafts. The FBO is located in the main hangar and provides a full array of services to its client’s aircrafts, including first class catering provided by the nearby Coral Creek Country Club.

 In 2003, the property was rezoned from RSF-5 (Residential Single-Family 5 units per acre) to RE-1 (Residential Estates 1 unit per acre).  In conjunction with the rezoning of RE-1, Charlotte County required the Special Exception approval process and an additional public hearing to allow an airport. The Special Exception clarified the zoning use within the RE-1 zoning category to allow for improvements to the airstrip to be implemented including expansion of the runway surfaces and development of accessory uses and structures.

 Additionally, the Airport received the U.S. Army Corps of Engineers Permit, a dredge and fill permit, which included the purchase of off-site wetland mitigation banking credits to allow the impacting and filling 36 acres of jurisdictional wetlands for the expansion of the runway.  Other permits and approvals obtained by the Airport include the Southwest Florida Water Management District Permit, Final DRC Approval, Charlotte County Utilities (CCU), Florida Department of Environmental Protection, DEP Sewer Extension Permit, Excavation Permit, Storm Water Permit, Gopher Tortoise Permit, and a Tree Clearing Permit.

 In 2008, Coral Creek Airport obtained final approvals from the county, state, and federal government on plans to expand the facility.  The approved master plan includes expanding the runway to 6000' X 100' which will allow larger planes to fly in and out of the airport, 8 full-size hangar lots which are approved to build hangar buildings, additional tie down areas, a new FBO, a helicopter landing pad, a relocated entry drive, an upgraded fueling facility, and an extended parking area.
